Lively Learning: Advanced Framing
Advanced Framing Techniques - Why do they matter?
All the homes at Lively Lane are built with advanced framing techniques that go beyond traditional construction, forming the backbone of our commitment to both the US EPA’s Energy Star and the Department of Energy’s Zero Energy Ready Home (ZERH) certifications. By optimizing material use and integrating smarter construction methods, all our homes are designed to minimize lumber waste and our 2025-delivered homes are projected to deliver 50% or more energy savings compared to standard new homes-marking our commitment to sustainable and high-performance living.
Premium Energy-Efficient Window Framing
At Lively Lane, we’re committed to quality at every level, including our choice of windows. Throughout the project, we’ve installed ENERGY STAR®-rated Pella casement windows, known for their exceptional energy efficiency and durability. These windows feature advanced low-e glass that helps block unwanted heat gain, meaning your HVAC system doesn’t have to work as hard to keep your home comfortable. Precision-engineered frames also minimize air leakage, so your cool air stays inside where it belongs, rather than escaping to the outdoors. To further enhance efficiency, we designed the window header framing to include foam insulation sandwiched between the lumber layers instead of the typical plywood. This insulated header approach reduces thermal bridging and boosts overall insulation. These window features work together, contributing to year-round comfort and even greater energy savings for your family.
Thoughtful Framing and Superior Insulation for Year-Round Comfort
Every detail of our homes at Lively Lane reflects thoughtful design - even down to the corners. By using California corners and ladder-T framing, we create extra space in the wall cavities for insulation, eliminating cold, uninsulated spots typically found in standard construction. To further boost comfort and efficiency, each home features GREENGUARD-certified R-21 exterior wall insulation, as well as GREENGUARD-certified R-38 foam roof insulation, that collectively deliver superior thermal resistance and energy savings while supporting healthy indoor air quality. This approach strengthens your home’s thermal barrier, so you can enjoy cooler summers, warmer winters, and say goodbye to those pesky drafts that might find their way in with lesser construction.
Building Homes That Last
Choosing advanced framing and high-performance materials isn’t just about meeting certification standards - it’s about creating homes that are more comfortable, more healthy, and dramatically more energy efficient for years to come. At Lively Lane, every detail is designed with your family’s well-being and the planet’s future in mind, so you can enjoy lower energy bills, lasting durability, and peace of mind knowing your home is ready for whatever comes next.
