Lively Lane is a new pocket neighborhood of high-quality, contemporary townhomes crafted with sustainability and community in mind. Located in the heart of San Marcos, Texas, you can own a new home in town and not miles away from the city center. Eleven homes were completed and sold to residents in 2022, and eighteen additional homes are under construction for delivery in early 2026.

Our sensible and cozy Clever Townhome is well-suited for an individual, couple, or small family. Our Classic and Complete townhomes offer more space for larger families or those desiring extra rooms for an office, guests, or leisure pursuits. Our newest townhome plan, the Completely Clever, is a three-story mash-up of our smallest and largest townhomes that sits right the Goldilocks-zone for many living the work-from-home life.

Finally, our Innovative Live-Work homes are a market-exclusive that includes commercial space on the ground floor that is suitable for a small business that hosts clients or runs with small team of employees.

The Lively Lane pocket neighborhood provides a variety of play-friendly spaces. A dedicated basketball jump shot at the end of Lively Lane will invite more active pursuits, while innovative play pods in the shared common yards will invite children and adults alike to swing, relax, and climb. Other shared amenities such as a little free library, sandbox, and fully enclosed common yards provide safe and spacious environments where kids can explore more freely and spend time outdoors.

Eco-Conscious

Lively Lane homes are designed and crafted for comfort, savings, and sustainability. All homes are Energy Star certified and those delivering in 2025 will also be Zero Energy Ready and AirPLUS certified.
