Phase I: It’s a Wrap!
Long time; no post? Well, we were busy!!! The first phase of Lively Lane completed in the summer of 2022 and we were elated to finally welcome homeowners into their new homes. It has been a joy to experience this little pocket neighborhood as it has come to life over the past two years — and, we mean *experience* quite literally, as some of our team members purchased and moved into a Lively Lane home themselves! Read on below for more of our recap of Phase One.
While we’ve been tending to other projects (professional and personal) we’ve been living and breathing Lively Lane every day. The original sprigs of plants, vines, and trees have grown in and up – in some cases blossoming flowers nearly to the tops of some buildings! We’ve already weathered well through seasons of central Texas drought, rain, ice, and hail. And, we’ve been able to learn first-hand what has worked well (most things) and what we can tweak to be even better (a few things).
Lively Lane is now home to a wonderful community of folks who come from different walks of life ranging from toddlers to retirees. Buyers have become neighbors and now friends. Warm neighborhood gatherings have provided opportunities for everyone to get to know one another, but it’s the little daily interactions amongst neighbors fostered by the pocket neighborhood design that have built community.
And big picture, the tucked away, close-in corner of town where Lively Lane is located has undergone a transformation from a vacant lot to a flourishing pocket neighborhood. From building the first segment of San Marcos’ only shared/living street that literally filters runoff to achieving Energy Star certifications for all homes to reduce homeowner’s utility bills and carbon footprints, we’re proud of the way Lively Lane has taken shape.
Our team is now gearing up to complete the next chapter. In fact, it is already in progress! If you’ve not passed by lately, Phase Two broke ground in January 2024 and homes are targeted to be ready in the spring or early summer of 2025.
This final phase will complete our namesake shared street and add eighteen new homes to the neighborhood. The heart and soul of Lively Lane will carry forward, but some new enhancements will launch for Phase Two. In the coming weeks, we will roll out new content here with updates and details on all that is in the works. Our team expects to reopen reservations and release phase two pricing in January 2025.
So, please forgive our momentary hiatus. As Dr. Dre said, “we’ve been in the lab with a pen and a pad.” But now, we’re ready for the complete vision of this neighborhood to become a reality.
