Construction Update: Balconies on the Balcones
For the past month, most work at Lively Lane has occurred inside the walls and ceilings of each home, but there is again some visual progress on the outside too as we transition into some beautiful Texas autumn weather.
If you pass by today, you’ll notice that some of the balconies and awnings – constructed off-site – are now popping into place! Each steel assembly is arriving on site primed and ready for a coat of paint to compliment the windows and siding. Trex® decking (made of 95% recycled content) will form each balcony floor and will be installed after exterior paint.
The standing seam metal roofing install is progressing across the site as well and – as the various steel elements arrive on site – siding installation will commence shortly. The townhomes have been largely protected from the elements for the past couple of months by the in-place roof underlayment and Zip® System sheathing that do the heavy lifting to keep out most of mother nature, but it will be exciting to see exterior finishes and paint transform the buildings over the next several weeks.
Inside the townhomes, all the demising walls have half of their drywall layers in place (one side) and the additional, abutting “furring” walls are framed up and ready for insulation. Mechanical, Electrical, and Plumbing systems are nearing full “rough-in” for approximately half of the units, and once City inspections are passed, full interior sheetrock can be hung.
And since our commitment to verified quality doesn’t stop with standard municipal inspections, Jim Whitten Roofing Consultants and Fox Energy Specialists have both started their on-site quality assurance inspections for roof and ENERGY STAR® certification, respectively. Next update should come with more interior photos as the homes start to take shape with insulated, sheet-rocked walls and ceilings.
Okay, so that’s what’s up with construction, but what’s with the title of this post? If you’re new to this area, you might think it is a typo, but it is actually a reference to the Balcones Fault that creates the eastern boundary of the Texas Hill Country and sits right next to Lively Lane. Don’t fret a seismic shift, however. It has been dormant for 15 million years. But you can get a look at it from underground down in the famous Wonder Cave at Wonder World Cave and Adventure Park, just a mile and a half from Lively Lane!
