With primary building foundations in place, framing has finally begun! The first floor of all Phase I homes in the neighborhood are already complete and second floor trusses and framing are in progress.
The construction team also continues to work finishing up the underground utility connections around the site, including electric, water, wastewater, stormwater, high-speed internet, and solar ready conduit runs, which are being coordinated with our solar partners at Native Solar. Both City and third-party inspectors regularly visit the site to verify all installations are to code and quality controls are in place. This will soon include our third-party ENERGY STAR® rater at Fox Energy Specialists.
In just a handful of weeks the full building masses for the Phase I townhomes will be complete and the neighborhood will begin to take shape.
Of course, there will still be several months of interior work ahead during which a lot will be going on inside the homes. It won’t be until closer to the end of construction when the finishing touches of landscaping and the first leg of our innovative, permeable paver “Lively Lane” are installed. Those final details will be some of the most important toward what make Lively Lane such a unique pocket neighborhood for San Marcos.
Next update, all the framing will be complete and the exterior envelopes on the townhomes should be ready for waterproofing, balconies, roofing, and siding.
