Lively Lane is a new pocket neighborhood where we are crafting high-quality, contemporary townhomes with sustainability and community in mind.  Located in the heart of San Marcos, Texas, Lively Lane makes it possible to own a new home in town and not miles away from the city center. At Lively Lane, we believe in safe streets for people and pets, neighborly connection and support, and treading more lightly on the land.  These principles are central to the design of the neighborhood, and it starts with our namesake private drive: Lively Lane.

Homes are organized around this living street. Constructed of permeable pavers and lined with trees and native landscape, the Lane is an outdoor community space designed to slow vehicular movement for shared use with pedestrians + cyclists. 

Each townhome features a dedicated, fenced private garden.  Most gardens then open onto a shared common yard accessible by a boardwalk path and flush with native landscaping. These integral community spaces create places for children to play, dogs to be walked, and neighbors to say hello to one another.

We’re looking forward to the Lane becoming even more Lively when phase two finishes in 2025 and you move in to your new home!

Zero Energy Ready, When You Are

All Phase Two homes at Lively Lane are designed and inspected to the rigorous U.S. Department of Energy’s (DOE) Zero Energy Ready Home (ZERH) standard, which includes the EPAs Energy Star 3.2 and Indoor airPLUS certifications.  The DOE states that less than 1% of new homes meet this standard.  

ZERHs are at least 40%-50% more energy efficient than a typical new home and are built ready for the plug-and-play addition of solar power and electric vehicle charging. Lively Lane residents can Go Zero by adding a solar package and EV charger at the time of purchase or through the Association at some point in the future. 

Owning a townhome at Lively Lane benefits more than the environment.  High efficiency means a significant reduction in monthly utility bills compared to a typical new or existing home. Through September 2024, Lively Lane has produced 174.1 kWh of power. That’s equivalent to removing 124 tons of CO2, planting 2,100 trees, or charging 15 million phones.
