Phase Two is Underway

Well folks, it’s official - Lively Lane Phase Two is on the way! If you’ve been by the site lately you may have noticed that the construction team is moving dirt and working hard to complete the Lively Lane community. Read on below for a brief update

Completing the Neighborhood

The first phase of Lively Lane introduced novel technologies and urban design principles to bring a neighborhood of diverse, sustainable, and community-focused housing to San Marcos, TX. You can find earlier blog posts that dive into specifics, including a rundown on living streets, pocket neighborhoods, ENERGY STAR, Solar sustainability features, and more. 

Phase two will complete the living street on the remaining property and add 18 additional townhomes. Phase One introduced the Clever, Classic, and Complete Townhomes, as well as the Industrious Live-Work. With the exception of the Industrious Live-Work, Phase Two will offer these same Townhome plans plus two new floor plans:

The Completely Clever Townhome is a hybrid of two of our popular units from Phase One,  merging the more efficient footprint of the Clever Townhome with the three-floor layout of the Complete Townhome. It is both efficient and spacious, all at once. And, it just might be your work-from-home dream with a bonus second-floor den and third-bedroom each designed to easily host a home office (or two)!

And for entrepreneurs with a small team or shop, the new Innovative Live-Work offers a 2-bed, 3-bath home with vaulted ceilings and lofted spaces above a commercial-ready ground floor work space. If you’re looking to cut down on your commute or cut down on business costs, this offers a truly comfortable answer! 

Zero Energy Ready Homes

The first phase of Lively Lane Phase successfully integrated a more sustainable approach to residential construction and proudly achieved ENERGY STAR certification for all homes - check out this blog post to see what that entails.

Phase Two will up the ante by aiming for the US Department of Energy’s Zero Energy Ready Home certification (US DOE ZERH). We’ll have a blog post coming soon that outlines exactly what this entails, but just know for now that these will be some of the most energy efficient and sustainable homes in all of Texas.
